Originally built as a light bulb factory in 1913, Highlight Center later served as the Minneapolis Public Schools headquarters for more than 60 years. After the district sold the property in 2013, Hillcrest Development, LLLP acquired it in 2014 and quickly transformed the site, completing environmental remediation, renovations, and leasing over 75 percent of the space within a year (See Highlight Center Timeline).

The building was respectfully rehabilitated with historic details intact. The fascia and wooden floors were carefully sandblasted and restored. Open floor plans, tall ceilings and enlarged windows now welcome in ample light. Exposed brick walls and original wood posts and beams connect the viewer to the past, while a modern pallet of finishes create a warm space perfect for creative firms and destination retail. Both the building and the site were sustainably redeveloped to make the property more energy and water efficient, optimize stormwater management and promote healthier, more livable interior and exterior spaces.

Former lightbulb factory shines again

1913

Constructed as a Light Bulb Factory


Originally built to manufacture light bulbs for Mazda, a division of General Electric. The industrial design included large windows, exposed brick, and timber framing to support factory operations.

1930

Acquired by Minneapolis Public Schools


The site transitioned from industrial use to educational infrastructure under public ownership.

Minneapolis Pubiic Schools Moves In


Minneapolis Public Schools moved its administrators and staff into the building, using it as its headquarters for over six decades.

1948

Decommissioned and Listed for Sale

Following 65 years of use, MPS vacated the building and listed it for sale, prompting opportunities for redevelopment.

2013

2014

Purchased by Hillcrest Development, LLLP

Hillcrest Development acquired the one-block property and launched a major adaptive reuse project focused on sustainability and historic preservation. The project received $576,700 from the Metropolitan Council to remove asbestos and lead-based paint, and an additional $198,850 from the Minnesota DEED Redevelopment Grant Program to address contaminated soil during upgrades to the stormwater system, parking area, and utilities.

2015

Redevelopment Completed & Leasing Milestone

Environmental remediation and major renovations are complete, with over 75 percent of the space leased by year-end. The project restored historic elements like exposed brick, wooden beams, and hardwood floors, while adding modern features such as open layouts, industrial ceilings, and enlarged windows. Energy-efficient systems, stormwater management, and sustainable landscaping were also incorporated.

2017

Highlight Center Earns NAIOP Award

Highlight Center In 2017, NAIOP Minnesota recognized Highlight Center with its Award of Excellence for Repositioned/Renovated Tenant Improvement.

Highlight Center Creates  Jobs & Achieves Waste Diversion

The site supports approximately 1,000 living-wage jobs. Highlight Center implemented recycling and organics collection programs, along with tenant education on waste reduction. These sustainability efforts have achieved nearly 50 percent waste diversion.
